Caring For Your Apartment's Roof
Are you the manager of an apartment complex? If so, then it is up to you to make sure you provide your tenants with a safe living environment. Not only does this mean making sure the electrical and plumbing is up to code, but it also means making sure the roof is in good condition. Otherwise, an array of problems can occur. For example, a neglected roof can lead to leaks and when ignored, these can cause other problems including the development of mold that's a health risk for your tenants. Learn tips on how to make sure you're taking proper care of your complex's roof properly in this article.
Have open communications with your tenants
Your tenants are your best source of information with regards to learning of problems right away. They actually reside in the units and will be the first ones to notice any leaks. For this reason, as well as many others, you want to make it as easy as possible for them to contact you.
If you use a messaging service or answering machine for after-hours calls, make sure you check the messages often and contact the tenants promptly. Once you become known as a manager who ignores calls, some of your tenants may give up on reporting important issues to you.
Walk the property
As the manager of an apartment complex, it's important for you to walk the entire property routinely. If it's very large, then you may want to consider driving it in a golf cart. Look at the roof and make sure you don't see any missing or damaged tiles or shingles. If you do, then it's time for you to have a commercial roofer come out right away to fix the issues.
Keep trees cut back
Have a tree trimmer come out to cut back any trees that are hanging too close to the surface of the roof. It's not good for the trees to scrape on the roof. Also, the trees can be quite damaging to the roof if there's a storm that causes the branches to bang against the roof, or if they break and fall on it.
Prepare for winter weather
Along with keeping the trees trimmed, there are other things you want to do in order to prepare the complexes roof for winter weather. You want to be sure to prevent ice dams. They can be damaging to the roof, but they can also cause a dangerous situation for anyone who may walk under the roof when one breaks away and falls.
To prevent ice dams, you can take salt granules and spread them on the roof, around the edges and corners. Also, knock down any icicles that start to form before they get larger.
Any time you have any concerns over the roof, have a commercial roofing contractor come out right away and take an up close look. Putting off any potential repairs that need to be done can end up leading to major issues.
